Home builders first began developing Summerlin real estate in the early nineties, with the initial homes centered around the Trails, and the Hills in the Northern part of the master plan. The Northern part of Summerlin includes Sun City Summerlin, a 55+ community with all single story homes. Located North of Lake Mead, and West of Rampart Street, the community features three golf courses. Summerlin has grown to the South, including the area surrounding the new Red Rock Casino and new communities West of the 215 Beltway. The Summerlin Center has begun construction of a new mixed use area which will feature shopping, office and condominiums, located just East of the 215 Beltway between Sahara and Charleston. A mall with major retailers is also in the plans, although, the developer, General Growth was forced into BK with the recession. The Hughes Corporation purchased the parcel of land out of the BK. While it is expected that the Hughes Corporation will complete this project when the economy turns around, it has delayed construction in the current market.
The most distinguished Summerlin Homes for Sale are in the communities of; Tournament Hills, Eagle Hills & Country Club Hills on the TPC Summerlin golf course; Canyon Fairways, Red Rock Country Club and the Ridges of Summerlin are located in the Southern part of Summerlin.
